The first fourteen days of a luxury listing
A luxury listing rarely gets a second debut. The attention it earns in its first two weeks shapes how buyers, agents and the seller feel about it for the rest of the campaign. The work that matters most happens before anyone sees a single photograph.
Before day one
Treat the days between the signed agreement and launch as production time. Lock in the details that cannot be rushed:
- Disclosure paperwork completed by the seller, along with any radon records or prior inspection reports.
- The town's resale requirements confirmed early, since inspection calendars fill quickly in busy seasons.
- Staging, repairs and cleaning booked with partners from the Vendor Directory.
- Photography, video and a floor plan scheduled only after the home is truly ready.
Launch day
Coordinate every channel to go live together: the MLS entry, the listing on NewJerseyLuxuryRealEstate.com, social content and an announcement to your sphere and agent network. Check each one yourself. A wrong square footage or a missing photo on day one is remembered.
Days two through fourteen
Hold the open house and broker preview while the listing is new. Gather showing feedback quickly, share it with the seller in a consistent format and review positioning together once you have real activity to discuss. Sellers trust agents who report before they are asked.
Keep it repeatable
The Listing Launch Checklist holds every step in order and saves your progress, so each launch is as polished as the last.
